Having had experience in Marketing, we had very definite ideas of what we were looking for in an agent. We interviewed 6 agents from different agencies. We looked at their personal style, whether they liked the house, and how they would position it. We also asked each one to write what they would write as an advertising blurb. Barbara did one better. She knew without our saying so, that there was a design flaw in the house. Though a wonderful spacious home, it's positioning on the property makes it appear much smaller than it is. Though in square feet it is the largest home the builder offered, it seems from the outside to be smaller. Barbara knew that potential buyers had to be persuaded to see the inside. She mentioned having a "virtual tour" done of the house. When I asked for a sample of her work, she offered to do a sample of how she would make one of our house. I had seen other virtual tours and was very impressed by the skill she displayed. For us that put her head and shoulders above the rest of the agents. We found Barbara a joy to work with and flexible for all our needs. She helped us price the house competitively and when we had two buyers for the house in less than 3 weeks, she negotiated on our behalf beautifully. We had a binder and eventual sale at our asking price. We whole heartedly recommend using Barbara VanderMeulen. While with our background, we could have sold this house on our own, but certainly not as easily and speedily as we did.

When you buy an investment property, finding and keeping a tenant is very important. It's been said that a little caution during the screening process can save a lot of headaches later on.
You can rely on an intuitive sense of how a prospect feels to you. While this is an important aspect of a landlord's decision-making process, following up on your intuition by checking on the facts is definitely worthwhile. Have prospective tenants fill out an application giving employment references and the names and addresses of previous landlords. The application should also include written permission for you to run a credit check. In most areas, it is difficult and expensive to evict someone who turns out to be less than a model tenant. Only after you check their references and credit history should you allow them to move in.
